Originally built in 1791 Seaham Hall is now one of the finest 5-star Hotel and Spa facilities in the North East of England. As well as a range of individually styled, luxurious suites, which offer stylish and spacious surroundings, sumptuous seating and all the mod cons you can imagine, Seaham Hall is home to the award-winning Serenity Spa. Widely considered as one of the best spas in the North East.
The demands on heat and power to continuously provide for the guests of both the Hotel and Serenity Spa are significant.
The site is essentially divided into the two distinct buildings, each with their own utility infrastructure and individual in-coming mains electricity (individual MPANs) .
The Hotel and the Spa also have their own gas mains connections and separate heating loads.

Free CHP Feasibility Study

Seaham Hall approached The Energy Desk for assistance with regards to their energy procurement and sustainability requirements. The Energy Desk collated and analysed the sites data and carried out a full energy review exercise across both the hotel and the Spa leisure facility before TED Generation reviewed the findings and calculated the feasibility of a CHP installation.

Proposed Solution / Scheme Size

As the Hotel and the Spa each have their own utility infrastructure – individual in-coming mains electricity (individual MPANs) and also each site has their own gas mains connections, this enables us to look at both sides on an individual basis each with its own CHP installation proposal. Based on the analysis of the Half Hour electrical grid data provided, TED Generation proposed a 100KW CHP unit be installed at the hotel and another 100KW CHP unit to be installed at the Spa.

The initial analysis of the data for the whole site shows that given the high electrical demand the units could look to run constantly throughout the year and this would generate the following after allowance for service downtime;

  • 170 kWe/hr annual generation of electricity = 1,004,000 kWh’s
  • 226 kWth/hr annual generation of heat = 1,320,000 kWh’s
  • Operational hours – 17 hours per day
  • Operational days per year – 365 days

Both the Spa and the Hotel started receiving heat and power at a guaranteed discount rate against the prevailing rates on the grid, with day 1 savings.

TED Generation covered the full capital cost of Installation, on-going service and maintenance through the life of the Agreement.

The capital costs of the Installation of two bespoke enclosures to fit the aesthetic and surrounds, as specified and overseen by the 5-star hotel, have been covered as part of the overall commitment to no capital outlay to the hotel.

Seaham Hotel

The CHP in the Hotel will deliver up to 419,000 kW’s of clean electricity and 538,000 kW’s of clean heat per annum, depending on exact hours of operation.

This will deliver direct savings to the hotel of up to £14,600 in year one and up to a total of over £191,900 over the life of the Agreement

Additionally, this will deliver carbon savings of up to 143 Tonnes CO2 per annum

Seaham Spa / Leisure

The CHP in the Spa will deliver up to 575,000 kW’s of clean electricity and 782,000 kW’s of clean heat per annum, depending on exact hours of operation.

This will deliver direct savings to the hotel/ Spa of up to £19,900 in year one and up to a total of over £260,900 over the life of the Agreement

Additionally, this will deliver carbon savings of up to 207 Tonnes CO2 per annum.
